LCP Completes High-Quality Refurbishment Of Glenrothes Industrial Unit
An industrial unit in Glenrothes, Fife, which has lain empty for 12 months, has been brought back to life after its new owners completed a £170,000 refurbishment and modernisation programme.
The launch of 67 Cavendish Way is a boost for the local industrial market, where the supply of good-quality refurbished space under 10,000 sq ft is limited.
The unit with offices, dedicated parking and secure yard, extends to 9,638 sq ft and was acquired in December 2017 by commercial property and investment company LCP on behalf of Sheet Anchor Investments Ltd, which is part of the LCP group of companies.
LCP, which was appointed to manage the property, has undertaken an extensive programme of works to the building, including a full roof overclad, internal and external redecoration, new palisade yard fence and new warehouse vehicle access door.
Roddy Proudfoot, LCP asset manager, said: "We know from our discussions with occupiers that there is a lack of good quality space in the mid-Fife market and that it can be challenging to place potential requirements within the current portfolio of stock that is available. 67 Cavendish Way will begin to address those issues.
"We are committed to investing in our assets and by refurbishing 67 Cavendish Way, we can offer a high quality property that we hope will attract a growing, local business or a company that wants to relocate to the town."
The unit comprises a detached industrial unit of steel portal frame with new translucent roof panels; new roller shutter door; refurbished open-plan office facilities; and refurbished male and female WCs. It also provides a minimum eaves height of 2.8m rising to 4.7m at the apex.
Potential occupiers could be eligible for Regional Selective Assistance (RSA) grant funding and therefore benefit from assistance with fit-out and relocation costs.
The property is situated in Southfield Industrial Estate, which is 1.5 miles south west of Glenrothes town centre. It is conveniently situated for access to the A92 trunk road, which connects Glenrothes to the M90, Dundee and beyond. Neighbouring occupiers include CoorsTek, APC Overnight, Reel Service and Dusal.
