The property is situated at the northern end of Stourport town centre on Lombard Street, which leads into High Street. The town’s main retail offering is along these two streets. There is little direct competition to Tannery Retail Park in terms of larger store provision within the town centre. 

There are limited public car parks in the centre of the town, the subject property’s car park is the largest and most convenient for shoppers. There is 2 hours free parking for customers. Most other car parks are Pay & Display and located down towards the river away from High Street. The canal basin is a 5 minute walk from Lombard Street.

There has been substantial residential development around the town centre over recent years, nearby schemes have included the conversion of the former Tan Lane School into a 60 apartment retirement living development. The former West Mercia Police HQ has also been sold for residential development at the northern end of Lombard Street.
